Galliard Homes, Apsley House Capital & Wavensmere Homes to partner and undertake two new developments with a GDV value of £300 million, providing 850 new homes
Leading London developer Galliard Homes, Regional landowner-developer Apsley House Capital and Midlands based property developer Wavensmere Homes have announced a partnership to deliver circa £300 million (GDV) of new development providing almost 850 new homes, comprised of two new residential-led schemes, Belgrave Village in Birmingham and Barrelsman’s Point, the regeneration of the HMS Ganges Naval facility in Shotley near Ipswich.
Belgrave Village, a joint venture between Galliard Homes, Apsley House Capital and Wavensmere Homes will bring a design-led high-quality housing scheme to central Birmingham. Located in Balsall Heath, between the city centre and Moseley, the 12-acre development fronts the A4540 Belgrave Middleway and the A435 Haden Way and is bounded by Sherbourne Road and Balsall Heath Road.
Designed by Chetwoods Architects Belgrave Village will create a new urban village providing 438 newly built homes comprising two, three and four bedroom townhouses and one and two bedroom apartments with retail premises and parking facilities, designed around courtyard gardens, landscaped public realm and a linear park.
Offering homes with cleverly designed layouts and an abundance of green space Belgrave Village will combine the facilities of a town with the ambience of a village and is ideally located for those who want to stay local to central Birmingham but also seek more outside space and a suburban public realm. Subject to Section 106 Agreement finalisation, construction of Belgrave Village is anticipated to start in Q1 2022 with an estimated three year build programme.
Barrelman’s Point, a joint venture between Galliard Homes and Wavensmere Homes, will give purchasers the opportunity to reside in one of the most scenic coastal areas of the UK; Shotley Peninsula, yet be within easy commuting distance of nearby Ipswich and London.
Surrounded by stunning natural landscape and overlooking the coastal edge, the new 60-acre development will consist of the transformation of the historic HMS Ganges Naval facility into a new residential address.
With a masterplan by Clague Architects, Barrelman’s Point will provide 400 newly built and converted homes along with the preservation and restoration of several designated Royal Navy heritage assets including the Grade II listed ceremonial mast, Grade II listed entrance gates, a mid-19th Century Fort and two Martello Towers.
There will also be 9,359 square metres of new and converted commercial and leisure premises in a new commercial centre which will include a grocer, retail space, a gymnasium and children’s play areas. Construction of Barrelman’s Point is anticipated to start in Q1 2022 with an estimated 4-5 year phased build programme.
Operating between 1905 and 1976 as a Naval training facility and used by the RAF until 1999 HMS Ganges had many Royal visitors over the decades including HM The Queen, HRH Prince Philip, Lord Mountbatten, HRH Princess Marina, Duchess of Kent, and HRH Prince Henry, Duke of Gloucester, with the VIP guests watching Naval drills in front of the ceremonial mast and touring the Naval facilities and the historic Fort and Towers.
The partners are also looking at other development opportunities across the Midlands and South East. The two new developments announced by the partners builds on the existing Galliard Apsley Partnership which has already established a £400 million plus (GDV) portfolio of current and pipeline developments in Birmingham, with projects including The Timber Yard, St Paul’s Quarter and Soho Wharf delivering some 1,400 homes and more than 9,290 square metres of commercial space.
The Timber Yard is now nearing completion and over 80% forward sold with construction of Soho Wharf well underway, underlining the partners’ commitment to delivering new communities through inspired regeneration projects.
