Firethorn secures planning for London last-mile logistics hub
Commercial real estate investor and developer, Firethorn Trust, has been given the green light to deliver a last-mile logistics hub in south east London.
The four-unit scheme, named Blueprint Erith, is set to create 93,984 sq. ft. of Grade-A space, fitted out with sustainable design features and quality office accommodation. Work is expected to commence imminently with completion expected by Q2 2023.
Located within the Erith / Belvedere Industrial Zone, considered a major growth area for jobs, transport and industry, and with easy access to Central London, the M25 and the wider motorway network, the scheme marks Firethorn’s first venture into London’s logistics market.
With a ‘Very Good’ BREEAM rating, Blueprint Erith will be net-zero carbon in construction and feature a Photovoltaic ‘ready’ roof structure, capable of accommodating full PV coverage. 63 car parking spaces include 13 EV charging points, while the mezzanine offices benefit from comfort cooling and LED lighting, with 15% rooflight coverage throughout the build.
Paul Martin, development director at Firethorn Trust, commented: “In just four years, Firethorn has established a strong logistics portfolio throughout the UK, and having reviewed current market needs, we felt that this was the perfect time to expand our offering into last-mile logistics real estate through the continued delivery of outstanding and sustainable warehouse solutions.
“Firethorn’s entry into the London market demonstrates our ambition for growth and our commitment to developing high-quality commercial solutions at every step of the supply chain. With the new Crossrail, Silvertown Tunnel and Lower Thames Crossing completing in the next six years, the Erith area is undergoing an exciting period of regeneration, and with an even greater requirement for Grade-A logistics warehousing in the region, we look forward to swiftly bringing the development to completion over the next 12 months.”
