Strong Results in Brook Green for Finlay Brewer
2022 marked Finlay Brewer’s 30th year serving the three villages of Brook Green, Brackenbury and Askew and the team has celebrated the occasion by once again accomplishing a record year within its sales and lettings departments.
Further establishing its position as the area’s leading prime estate agent, Finlay Brewer has closed over 50 sales in 2022, achieving a total value of £104 million and securing a new house price record on Brook Green, whilst the lettings team ended the year with its best Q4 results to date that has seen total income increase by 10.5% compared to 2021.
Maintaining its position as the area’s most successful agent, Finlay Brewer handled 75% of all house sales in Brook Green, which accounted for 19 out of the total 25 transactions across the year – more than all of the other agents operating in the area put together.
Prime specialists, Finlay Brewer sold 75% of all homes priced over £2million and were the only agents to secure the sale of a house over £3 million in the W12 postcode.
Proving to be the area’s most trusted, Finlay Brewer were awarded with 65% of all new house instructions across W6, W12 and W14, which is up by a considerable 40% compared to 2021. The sales team were also appointed on a sizeable 82% of all new house listings in Brook Green, setting a new record.
Debbie McFadyen, Head of Sales at Finlay Brewer, said: “Despite numerous challenges it has been another fantastic year for the sales team at Finlay Brewer and the perfect way to celebrate our 30th anniversary. As the long-standing property specialists of the area we are trusted to get the best results, which is reflected in our market share and the amount of new listings we are instructed to sell.
“We don’t take our position for granted and are looking to further build on these results in 2023, which we hope will bring more clarity and restored confidence in the market.”
The lettings market in 2022 has been influenced by strong pent-up demand and a lack of available stock, which has seen strong rental value growth (according to LonRes average rents across prime London are now 15% higher than in 2019). This has been reflected in the strong results achieved by the Finlay Brewer lettings team, with total new business rental income reaching £5.2 million for the year – a new record and up 10.5% compared to 2021.
Jonathan Bird, Head of Lettings at Finlay Brewer, said: “It has been an interesting period for lettings, with available stock never reaching the levels required to fully satisfy the demand. In a lot of cases, properties have been let within hours of going live on the property portals, and some never even make it online!
“Demand will naturally reduce a little over the Christmas period; there may even be a slight increase in available properties as some vendors opt to rent out their properties whilst the sales market recalibrates. This might help reduce the disparity between supply and demand. However, with interest rates set to remain high the lettings market should remain strong for some time to come.”
2022 has also seen Finlay Brewer update its branding to mark its Pearl anniversary. Established in 1992 by founding directors Teresa Brewer and Simon Gresswell, Finlay Brewer’s purple and green logo has become instantly recognisable across the three villages, with the logo becoming synonymous with the agency’s reputation for diligence, success and their distinctive and inimitable personal touch. The recent re-brand retains the core values of the business, with a contemporary tweak to provide a modern refresh that will take Finlay Brewer into the next 30 years.
