Plans approved for next phase of Bellway London’s Legacy Wharf development

Bellway London is set to deliver a new 196-home development as part of its ongoing regeneration programme in Stratford.

Planning permission for phase two of the Legacy Wharf scheme, located on Cooks Road, was issued by London Legacy Development Corporation at the end of November 2022.

The new phase of the development, next to Pudding Mill River, will feature 129 new homes for private sale and 67 affordable properties available for local people through rent or shared ownership.

Phase one of Legacy Wharf was a sell-out success, with all building work now complete and residents moved into their new homes.

Will Weston-Smith, Head of Land at Bellway London, said: “The first phase of Legacy Wharf has delivered a collection of stylish one, two and three-bedroom apartments in this fast-developing part of the capital, building on the legacy of the London 2012 Olympics.

“The wider regeneration of Stratford has made the area an attractive prospect for people who work in central London. We expect that this high level of demand for new housing in this part of east London will carry on from phase one at Legacy Wharf into phase two.

“This new phase will provide a similar mix of studio, one, two and three-bedroom apartments to ensure it appeals to a wide demographic of buyers. We anticipate being able to start construction work on phase two in the new year, with the first homes due to be completed for the end of 2025.

The development will consist of a contemporary courtyard layout, with commercial units on the ground floor, centred around a communal podium garden. The apartments will feature in blocks which vary in height from five storeys to nine storeys with further open space on a fifth-floor terrace.

The development will be car-free with the exception of required blue badge spaces, while there will be 387 cycle spaces provided for residents.

Bellway London has developed an energy strategy for the development embracing the ‘Be Lean, Be Clean, Be Green, Be Seen’ policy of the Greater London Authority, which aims to reduce carbon dioxide emissions in the capital.

The housebuilder aims to connect the new development to the Olympic Park District Heating Network (DHN), and also plans to install air source heat pumps and put solar panels on available roof space at Legacy Wharf. Installing this energy efficient technology will mean residence at Legacy Wharf will benefit from lower bills, especially during the winter months.

As part of the planning agreement, Bellway London is set to contribute £80,000 towards a new cycle hire docking station at the nearby Pudding Mill Lane DLR station, £40,000 to the delivery of Marshgate Lane bridge and £15,000 towards the Legible London wayfinding scheme. Community infrastructure levy payments totalling more than £1.4 million are also due to be made by the developer.
