NHG Homes is offering buyers up to £25,000 toward stamp duty costs at its Royal Docks development
With significant stamp duty tax changes set to take effect from 1 April, many people looking to get onto the property ladder in the coming months are facing the prospect of additional costs.
To support more people in their home buying journey, NHG Homes is offering up to £25,000 toward stamp duty costs on selected homes at its Royal Albert Wharf development in East London.
For buyers who reserve a home for open market sale by the end of March, the incentive could help to alleviate concerns about the increased cost of moving, and leave more of their budget free to spend on their home or elsewhere.
Prices at Royal Albert Wharf start from £346,500 for a one-bedroom and £527,500 for a two-bedroom apartment.
Located on the banks of the River Thames in the Royal Docks, the development is part of a 15-year regeneration project which has delivered more than 1,500 new homes. Here, prospective buyers can find contemporary, riverside apartments within a lively, established community.
Built for the long-term, homes at the development feature open-plan living, spacious balconies and terraces and high quality fixtures and fittings including Bosch appliances and fitted wardrobes.
The wider development offers a dedicated concierge service, resident workspace and lounge area as well as on-site car club and cycle storage. Parking is offered and included as standard with all three-bedroom apartments – a rarity in central London.
Residents can also make use of an on-site nursery and proposed gym, along with a dockside café, children’s play area, restaurants and convenience store.
Already a thriving community and cultural hub, Royal Albert Wharf is the location for a variety of workshops, events and exhibitions delivered by education and arts charity Bow Arts in partnership with NHG Homes.
Close by are a number of food spots like Café Spice Namaste, a Michelin Guide restaurant offering an imaginative take on India’s traditional cuisine, plant-based café and chocolatier Well Bean Co Café, and a recently opened Starbucks. The waterside neighbourhood also hosts a monthly market selling street food, fresh produce and arts and crafts.
From Gallions Reach DLR station just a short walk away, residents have convenient access to the buzz of Canary Wharf, as well as to the recently opened Elizabeth Line. For travel further afield, London City Airport is also on the doorstep.
Diana Alam, Director of Sales and Marketing at NHG Homes, said: “Royal Albert Wharf has come into its own in the past few years as a flourishing hub in the Royal Docks which celebrates community, culture and the rich history of the area.
We encourage those interested in buying through to take advantage of our stamp duty incentive before 1 April and start their home ownership journey at this fantastic development today.”
