Buyer confidence in the South London property market has returned since the easing of lockdown restrictions

Leading estate agency KALMARs reveals that buyer confidence in the South London property market has returned since the easing of lockdown restrictions, along with the desire from buyers to make most of the current Help to Buy schemes and stamp duty incentives, leading to a surge in New Homes demand. With KALMARs’ highly success New Homes team bringing £75 million new homes sales to the market since the pandemic, the agency reveals they are seeing the developments up to 75% reserved on the day of launching.

KAMLARs are the best suited agency to meet the demand as the New Homes department, led by Marc Faure, has brought more than £75 million worth of new homes to the market in the past year. As South London continues to develop, buyer demand for the area is growing, with plenty of young professionals and young families seeking new homes in the up-and-coming areas. KALMARs reports their local area expertise and marketing strategy combine for very strong launches for each development in locations including Southwark, Peckham, Greenwich, and Bermondsey.

Due to longevity, success and the focus on south London over the decades, KALMARs is now the leading local estate agent in the local area. No other estate agent is instructed on as many commercial and residential properties with this reputation only set to continue with the expansion into their new office and the already tangible results of the new homes department.

Marc Faure has been head of the KALMARs new homes department since he joined the company in 2018 and oversees the residential team of five people which is set to see further expansion as the new KALMARs office at 366 Old Kent Road is off to a successful start.

KALMARs identified the importance of the local Old Kent Road area in 2019 after commissioning a report which revealed that the area is undergoing a £10.7 billion transformation. Tired low-rise retail warehouses and factories are being replaced by new apartment buildings and mixed-use developments, providing 20,000 new homes and workspace for 10,000 new jobs, creating a new town centre for London. KALMARs are the only agent in the area with a presence on the road and have been involved in almost every single one of the recent land deals.

This regeneration is not exclusive to Old Kent Road but spans the whole of south London. Peckham, boasting one of the largest Capital investment programmes in the country, was voted one of the best neighbourhoods to live in the world by Time Out. KALMARs were recently the agent for a £2m (GDV) premium new homes development in Peckham on Woods Road, where 75% of the four new homes were reserved on the launch day and the last unit was sold quickly following the launch. Three of the four units were sold over asking price and the final unit was sold at asking price. Woods Road was a unique product being a characterful old building that was converted into apartments, which subsequently benefitted from the Help to Buy scheme. The development offered great transport links being just 0.3 miles away from Queens Road Peckham which takes just 8 minutes into the city, this paired with KALMARs’ new homes knowledge, led by Marc Faure, resulted in the excellent sales success.

Another illustration of the KALMARs new homes departments success was the launch of £7m (GDV) Bombay Street in Bermondsey, where over 50% of the apartments in the new development were sold on the first day of the launch. A striking new residential scheme providing 11 stylish private sale one, two and three bedroom lateral and duplex apartments, all with private balconies, Bombay Street kick-started the £500 million regeneration of ‘biscuit town’, the famous name for the local area.

Further emphasising the investment into South London, and the vast array of unique new homes properties available through KALMARs is the recent launch of 1 Hyde Vale. 1 Hyde Vale is a £9m (GDV) scheme situated in the historic borough of Greenwich by London-based developers Vision Construct. Comprising six individual properties, with four currently available, 1 Hyde Vale provides Greenwich’s only new-build development offering freehold houses.

The properties in the 1 Hyde Vale development offer ‘Smart Home’ features such as residents being able to see, hear, record and speak to visitors at the front door from their phones, as well as benefiting from a new age voice control in the basements and ground floors for lighting and music. The charming interiors, high-specification and great location create the ideal homes for purchasers who value style and contemporary architecture. 1 Hyde Vale also provides the ultimate investment for professionals who are working from home, with residents benefitting from garden offices, which for many has become the new norm.
