Galliard Homes has completed the purchase from TfL of TCRW SOHO, a £140 million (GDV) residential-led development on Oxford Street, the developer will now start the £55 million two year construction project for the scheme which will deliver 92 apartments (74,675 sqft of accommodation) and 9,939 sqft of ground floor retail space, situated above the new western entrance to the Elizabeth line at Tottenham Court Road.

Savills acted for TfL and helped to negotiate the purchase agreement with Galliard Homes. Galliard Construction is the principal contractor for TCRW Soho with Ramboll acting as Consulting Engineers.

Designed by architectural practice Hawkins\Brown with specification and interior design by Argent Design, TCRW Soho is scheduled for completion in Summer 2023 and will comprise two new buildings, one Art Deco in style providing 69 apartments and a 7,989 sqft Oxford Street retail unit, and the other Georgian-inspired in style, providing 23 apartments and 1,950 sqft of new retail accommodation and kiosks.

TCRW Soho is already over 50% forward-sold off plan, with over £75 million worth of sales, reflecting the high quality of the Galliard Homes scheme and the ongoing demand for homes in Central London.

With the Elizabeth line expected to open in the first half of 2022, the new interchange at Tottenham Court Road will be one of London’s busiest stations. The ticket hall and underground station will be accessed via Dean Street and the interchange will offer access to the Elizabeth line and the Northern and Central underground lines.

The Elizabeth line will have capacity for up to 24 trains per hour in the central section, serving up to 200 million passengers each year, with Tottenham Court Road providing high-frequency journeys to Heathrow Airport (28 minutes), Canary Wharf (12 minutes), Bond Street (2 minutes), City of London/Liverpool Street (5 minutes) and Stratford (14 minutes).
