Galliard Homes to offer 6-month Stamp Duty Extension on key London sites
London’s leading developer Galliard Homes has launched a six month extension to the Stamp Duty Land Tax holiday across key developments in central and outer London, allowing buyers to save up to £15,000 on a new home between now and the 1st October 2021. With developments including Newhams Yard on Tower Bridge Road, Harbour Central in London Docklands and the latest launch Citypark Gardens in Southall, buyers can benefit from the tax savings long after the Government’s holiday is due to end this March, as part of Galliard’s generous buyer incentives on offer.
The stamp duty extension applies to all properties priced up to £500,000, with Galliard paying the tax due on properties which complete before the 1st October deadline. For any properties priced above this bracket, Galliard will pay the first £15,000, with the buyers paying the remaining cost.
With the select sites ranging from first-time buyer schemes with great commuter connections to luxe central London developments with lifestyle amenities, the extension will allow buyers to secure their dream homes without the pressure of having to legally complete by the Government’s deadline of 31st March.
Recently, property industry experts have called for the Government to extend or amend the stamp duty holiday deadline, with many transactions caught in paperwork and COVID-19 delays. Rightmove estimates 100,000 property transactions will miss the deadline and the issue is due to be debated in Parliament soon. Since announcing their extension last Autumn, Galliard has received a huge number of enquiries from buyers keen to benefit from the saving, with web and phone enquiries up 25% recently.
In total, nine of Galliard’s current developments qualify for the extension; Newhams Yard on Tower Bridge Road, Southwark; Westgate House in Ealing; Papermill House in Romford; Harbour Central in London Docklands; Church Road in Leyton; Citypark Gardens in Southall; Wimbledon Grounds in Wimbledon; St Edward’s Court in Romford; and Rosbery House in Chelmsford. The stamp duty extension can be used in addition to Galliard’s other buyer incentives, meaning there is a huge range of savings available.
Other current buyer incentives available at select developments include free furniture packages per apartment, courtesy of New Concept Furnishings, and service charge and ground rent contributions. At St Edward’s Court in Romford, buyers can get a one-year free gym membership; at Wimbledon Grounds in Wimbledon, keyworker buyers can get a free 40″ TV and Deliveroo voucher in recognition of their work; for all three-bedrooms bought at Wimbledon Grounds, buyers will be offered a special complimentary interior design service by renowned London based interior design firm, Richard Lankester.
David Galman, Sales Director at Galliard Homes says: “At Galliard Homes we have decided to extend the stamp duty holiday on select developments across central and outer London until 1st October 2021. The introduction of the stamp duty holiday gave a much-needed boost for many young buyers and we’ve decided to extend this holiday for a further 6 months after the Government holiday is set to finish, to further help buyers secure their dream home. For many young buyers, the cost of stamp duty can drastically affect their deposit budget, with buyers forced to limit their options in order to have money aside for stamp duty tax. Allowing buyers to benefit from savings of up to £15,000, the holiday is valid on our popular schemes including Newhams Yard on Tower Bridge Road, Papermill House in Romford, Harbour Central in Docklands and Westgate House in Ealing.
David Galman continues, “The current Government deadline has created somewhat of a bottleneck for the buying process, with reports of huge delays on purchases, so our extension allows buyers to secure their dream home with us without the stress of needing to complete this March. If the Government does decide to reconsider the cliff-edge deadline approaching that will be a huge boost but for now our customers can buy with confidence knowing their stamp duty savings are guaranteed with us for an additional six months.”
