INVESTORS SOUGHT TO DELIVER SPECIALIST HOUSING AS BRITISH HOMELESSNESS SET TO REACH RECORD LEVELS THIS CHRISTMAS

According to two of the UK’s leading homeless charities, 2025 is set to see record numbers of people out of permanent, secure accommodation over the Christmas period. The latest data from Crisis reveals that over 300,000 families and individuals across the UK are now experiencing the worst forms of homelessness which is an increase of 91% since 2021.

Shelter has also released similar figures, reporting that currently 1 in 160 of people in England are now considered homeless, with a 17% increase in those living in unsuitable temporary accommodation (e.g. B&Bs, shelters etc.) and a 27% increase in rough sleepers.

Taking into account the latest figures from the National Housing Federation, revealing a deficit in excess of 325,000 homes classified as Specialist Supported Housing (meticulously designed properties that cater to the needs of vulnerable adults, which encompasses the UK’s Homeless, Neurodiverse, Victims of Domestic Violence, Single Mothers, Families and Young People leaving care) there is a crucial need to significantly increase the delivery of this critical property type to reduce homelessness during the Christmas period.

Recently established, Specialist Supported Housing.Org.UK is a platform to drive private investment to facilitate the delivery of ready built, pre-approved properties to be immediately tenanted by the vulnerable in need of Housing Support.

Working alongside highly respected provider, Nurture Housing Association,
Specialist Supported Housing.Org.UK offers an ethical property investment that will make a meaningful social impact by increasing the provision of safe, comfortable homes for vulnerable adults, strategically located in areas of need across the UK, which will in turn help reduce the stark UK homelessness figures.

Christmas is a time of year when the vulnerable feel the most vulnerable. One example of a vulnerable family during the Christmas period who found themselves in unsuitable temporary accommodation were Paul and his young family. Nurture Housing Association successfully provided them with a home, and this is what Paul had to say:

Paul from Manchester, said: “For five long months I was living in temporary accommodation with my 15-year-old daughter and 9-year-old son. We were sharing a single room in a five-bed HMO with shared bathrooms and a shared kitchen. All of the other tenants were grown men, and my children were not allowed inside the property unless I was there.

“I was referred to Nurture Housing Association, and that’s when everything changed. When Nurture heard about our situation, they acted straight away. Christmas was only two weeks away, but they worked incredibly hard to help us move into a proper home — a three-bedroom house where my children could finally feel comfortable and secure just in time for the holiday season.

“Nurture Housing Association didn’t just provide a roof over our heads. They supported us with furniture, helped make the house feel like a home, and even decorated it with Christmas decorations and a tree so that we could enjoy a magical Christmas together. They gave us a fresh start when we thought there was no help on the horizon.”

Private investment is crucial to bridge the gap and reduce the deficit for Specialist Supported Housing (SSH). Venturing into the domain of SSH property investment presents a host of benefits, encompassing long-term, robust returns, zero void rates, and a mitigated risk level, which also offers an ethical property investment that will make a meaningful social impact.

A seamless process that will be managed by Nurture Housing Association. When investors complete on their property purchase a new 25-year FRI (Fully Repairing & Insuring) contract commences with the Community Benefit Society (CBS). As the contract is FRI there are no overheads or deductions from the rent, the service charges, ground rent and buildings insurance are all paid for by the Housing Association.

The contract has no break clause, and an upward only annual rent review linked to CPI, offering high yielding returns to the investor whilst supporting vulnerable people throughout the UK in desperate need of a home. This completely hands-off investment, with prices starting from £144,000, provides a huge opportunity to domestic and international buyers looking to make a real difference.

Benjamin Hunter and Dr. Lee Jones, Co-Founders of Specialist Supported Housing.Org.UK, commented: “The UK is in the midst of record levels of homelessness and the Specialist Supported Housing sector is in crisis as there aren’t enough purpose-built properties available to meet demand. To avoid more families and individuals spending the Christmas period without a home of their own we need to encourage private investment to deliver new housing stock.

“The potential returns and security provide an enticing opportunity for investors and it’s our mission to find ethically minded landlords striving to make a difference whilst earning a healthy return.”

Prices start from £144,000, with assured high interest rental yields.
