L&Q Launches London Living Rent Homes at the Country’s Largest Regeneration Project

Bringing affordable rental homes to one of the capital’s most exciting new districts, L&Q’s collection of London Living Rent (LLR) apartments in L&Q at Regency Heights in Park Royal is now open for viewings. The LLR homes add to the Shared Ownership apartments already available on site.

Offering an alternative stepping-stone to home ownership in Park Royal, L&Q’s latest launch of LLR homes at Regency Heights will offer 39 one- to three-bedroom apartments. With monthly prices starting from just £955.95, the scheme is designed for those who are currently renting and want to get onto the property ladder but can’t afford to do so yet – either through Shared Ownership or on the open market.

Funded by the Mayor of London, LLR is a Government backed scheme which enables tenants to rent a home at a reduced rate – sometimes even up to 50% less than a similar property on the open market. All properties that are on the LLR scheme guarantee tenants of an assured shorthold tenancy of a minimum of three years and a maximum of ten, offering security in what can often be a fast-moving market.*

Set to benefit from vast investment in transport, infrastructure, arts and culture, Old Oak and Park Royal is the country’s largest regeneration project – and a complete reinvention of West London. Located in the heart of the ambitious project, L&Q at Regency Heights comprises a total of 807 homes. L&Q’s apartments are nestled within the beautiful, landscaped grounds of the development which features lakes and green areas, all within easy access to two tube lines – Piccadilly and Central.

Andrea Palmer, Head of LLR at L&Q comments, “Our London Living Rent apartments in L&Q at Regency Heights present an affordable opportunity for aspiring future homeowners to get their foot in the door of the country’s biggest regeneration scheme since the London 2012 Olympics.

“Increasingly, young professionals and families are choosing to call Park Royal home as they realise its potential as London’s most exciting new district, set to benefit from new transport links, outdoor spaces and amenities. Already, the on-site supermarket, nursery and wealth of green and blue areas make L&Q at Regency Heights a charming and practical place to live.”

L&Q at Regency Heights has taken architectural inspiration from the former Guinness Brewery which stood on the site until 2005. The new buildings incorporate modern industrial brick architecture designed to blend into the wider historical context of the local area. Inside, every apartment benefits from a contemporary open-plan layout with generous living spaces that are flooded with natural light. Fresh white walls and complementing carpets mean that bedrooms are move-in ready whilst chrome finishes and ceramic tiles make bathrooms both stylish and practical. Plus, each home comes with a private balcony, providing sought-after outdoor space.

In the wider development, courtyards and grounds have been carefully created to give space to walk, rest and play, whilst pockets of parkland offer cycle paths, running trails and playgrounds. Residents also benefit from secure cycle storage.

The £26bn regeneration of Old Oak and Park Royal will deliver over 25,000 new homes as well as transforming the Old Oak Common Rail Depot into a major interchange station; this will make it the only high-speed rail interchange in the UK served by both Crossrail and HS2 services. Currently, L&Q at Regency Heights is well-connected via the Piccadilly and Central lines from Park Royal and Hanger Lane stations, and several bus routes, with Oxford Circus just 22 minutes away. For journeys further afield, Birmingham will be accessible within 38 minutes and Heathrow Airport in 10 minutes via the upcoming HS2 at Old Oak Common.**

Old Oak will also welcome a new town centre, which will offer a large social hub hosting a wide range of restaurants and bars. The scheme has plans to enhance the Grand Union Canal, making it an idyllic spot for residents to walk, run and cycle.

Offering the best of West London living, the development is ideally located close to a range of existing amenities. For dinner dates, days out and the weekly shop, residents will find everything on the doorstop. A five-minute walk from the development reaches local favourites Little Cake Bakery, Paolo’s Italian and Westway Bar & Kitchen whilst Pure Gym and an Asda Superstore are just 9 and 12-minutes away on foot, respectively. For retail pursuits, Westfield White City is easily reached in 20 minutes via the 95 bus and Park Royal Leisure Park is a mere 10-minute walk.

Prices start from £955.95 PCM for a one-bedroom apartment, £1,062.16 PCM for a two-bedroom apartment and £1,168.38 PCM for a three-bedroom apartment.
