New development on former hotel site in Enfield opens doors to homebuyers

Home-hunters can now visit a new housing development on the site of a landmark former hotel in Enfield.

Bellway North London has opened the doors to a sales office at Old Royal Chace, on the site of the former Royal Chace Hotel.

The developer is building a collection of 64 one and two-bedroom apartments and two and three-bedroom houses at the site off The Ridgeway, at the northern-western edge of the town.

Greg Allsop, Sales Director at Bellway North London, said: “It was great to see so many prospective purchasers come down to the site during our launch event and chat to the sales team about the new homes being built here.

“The Royal Chace Hotel was a well-known and much-loved landmark in Enfield and there has been a great deal of excitement in the area ever since we announced our plans for the development. We had so many enquiries that we saw more than 1,000 people register their interest before we put any properties onto the market.

“The demand was significant and met swiftly through the launch of an on-site sales presence, giving buyers the chance to visit the site in person and to better understand where plots will be situated within the development.”

Detailed plans for the redevelopment of the former hotel site were approved by Enfield Council in May 2022. As well as the new homes, the development will see the creation of a 92-bedroom care home delivered by Signature Senior Lifestyle.

The development will feature public open spaces and all the apartments will have their own balcony and will share communal gardens.

As part of the planning agreement for the development, Bellway is providing funding of more than £750,000 towards local services. Contributions include £160,000 for education, £100,000 for healthcare, £72,500 for employment, £80,000 for parks and play space, £86,500 for care homes, £148,399 to the Enfield Council Carbon Offset Fund and £52,000 to help provide sustainable transport initiatives such as segregated cycle lanes.

In addition to this, Bellway will also be making a £1.18 million payment through the Community Infrastructure Levy (CIL) to help fund improvements to facilities in the area.

Greg said: “We believe that the mix of apartments and houses that we are offering will appeal to a wide range of purchasers, including first-time buyers, families and downsizers. The location offers a semi-rural setting with some plots offering stunning far-reaching views over Enfield chase towards London.

“The site will also have good rail links to the city and house prices well below the London average. There are also several primary and secondary schools rated outstanding Ofsted in the local area.

“Construction is progressing well on site and we have received initial reservations. We expect to hand over the keys over to the first residents at Old Royal Chace later this year.”

Bellway is building 38 homes for private sale at Old Royal Chace, with the other 26 properties being provided as affordable housing for local people through low-cost rent and shared ownership.

There is currently a selection of one and two-bedroom apartments available to reserve at Old Royal Chace, with prices starting at £420,000. A mix of two and three-bedroom houses are also available, priced from £575,000.

Bellway has also launched a flexible new incentive called ‘Your Home, Your Way’ to offer customers at Old Royal Chace up to £10,000 to help them buy a new home.
