New Luxury Office Opened in Marylebone

Leading Central London office space provider WorkPad has expanded its portfolio with the opening of a new luxury office space on one of Marylebone’s most sought after streets.

WorkPad’s newest building is located on Portland Place in London’s West End. Built in 1774, the 7,205 square foot property was one of the first to be built on Portland Place, with the original lease being taken out by brothers James and Robert Adam. It is now being leased by one of the world’s leading power and technology groups.

In its rich history, the property has had many tenants, most notably, Sir Alfred Downing Fripp, eminent surgeon to both King Edward VII and King George V.

The building has undergone a full refurbishment since then with WorkPad replacing the lighting, floor coverings, WCs, and kitchens, with the mechanical and electrical components upgraded throughout. WorkPad has ensured that the luxurious new design honours the craftsmanship of former owner of the building and plasterer, Joseph Rose.

As an homage to Rose, the furniture selection also revolves around craftsmanship. The minimalism in the furniture and refurbishment creates a juxtaposition with the maximalist features dotted through the building, such as the decorative ceilings on the first floor. By highlighting the original aspects of the residence; intricate ceiling designs, bold panelling, and vibrant colours, WorkPad has honoured the designs of Georgian England.

WorkPad CEO, Edward Griffin said: “The Portland Place property fits perfectly with our ethos of preserving historic Central London properties whilst bringing them into the 21st century and suitable for modern day working. With Covid restrictions easing and more people getting back to work, office occupancy has risen, and we are recording occupancy levels of 95% across our portfolio.”

WorkPad has seen a marked increase in the number of businesses looking for bespoke, luxury office space and new headquarters in prime locations in London. The office provider has confirmed 40 transactions in the past three months, including six household name businesses, and is looking to double the size of its business this year with further office opening to come over the next few months.

The company this year announced the creation of three new business lines: asset management, facilities management and a design-and-build arm for agile, high-end clients looking to move away from a traditional office fit-out. This reflects the prevailing, post-pandemic demand seen by WorkPad for luxury office space in Prime London locations with flexible finance solutions.
