New Shared Ownership homes launched at the heart of the Royal Docks by Notting Hill Genesis
Notting Hill Genesis, in partnership with Vistry Partnerships, is launching a collection of fantastic new homes perfect for first-time buyers at Gallions Place in the Royal Docks.
Gallions Place is a new community of 241 homes across three contemporary buildings that blend seamlessly into the character of the local neighbourhood alongside new communal spaces and leisure facilities, which will become the community hub of the existing award-winning Royal Albert Wharf development.
48 of these new homes will be available through Shared Ownership, with an initial release this January of a selection of one-bedroom apartments starting from £77,500 with a 25 per cent share.
Shared Ownership provides a more affordable opportunity for first time buyers to own a home of their own in one of London’s most sought-after locations by purchasing a share of a property’s full market value and paying a subsidised rent on the remainder. This also means that they can buy their home with a much lower deposit than if they were to purchase the property outright.
Set against the extraordinary backdrop of East London, Royal Albert Wharf is steeped in history, and Gallions Place will play a central role in the area’s multi-phase regeneration. The community is already well-established, and the launch of Gallions Place will add to existing on-site amenities including award-winning restaurants, cafes, and a flourishing arts community including Bow Arts which offers workshops, exhibitions and classes at its events space RAW Labs.
The convenient transport links into the capital make Gallions Place an ideal choice for Londoners, with a variety of links by tube, DLR, rail, bike, boat, and even cable car, while the development is a stone’s throw from Canary Wharf.
Gallions Reach DLR station in Zone 3 is less than a two-minute walk from all properties. The new Crossrail at Customs House is set to launch in early 2022 and will also provide speedy connections into the city, with a trip to Liverpool Street predicted to take less than 10 minutes. Heathrow Airport is currently 45 minutes away by train, and London City Airport is under three miles away.
The contemporary apartments at Gallions Place are fitted to the highest specification, with soft, oak wood flooring in the halls, living area and kitchens, and a neutral design for residents to make their own. Each apartment comes fully equipped with integrated kitchen appliances, including a Bosch oven, a Zanussi integrated fridge freezer and dishwasher, and separate washer dryer. The stylish bathrooms are fitted with large format Porcelanosa wall tiling with brushed aluminium edging detail and white gloss vanity worktops. Residents will also benefit from a 12-hour concierge service, underfloor heating across all properties, and secure bike storage in an underground parking area.
The additional new communal spaces and leisure facilities at Gallions Wharf are set to become the community hub of Royal Albert Wharf. There is an authentic sense of community across the development, with a central courtyard to catch up with friends, and a selection of neighbourhood play spaces and access to a beautiful landscaped garden.
The Royal Victoria Gardens and Thames Barrier Park are also just a short walk away, offering a waterfront pass play area, wildflower meadows, a paddling pool and tennis courts. There’s plenty of opportunities to enjoy the river, with Docklands Sailing and Watersports Centre offering courses in everything from sailing to paddle boarding.
Lizzie Stevens, Sales & Marketing Director at Notting Hill Genesis, said: “At Royal Albert Wharf we’ve seen the creation of a brand-new neighbourhood and community over recent years, and the development has been a central part of the Royal Dock’s regeneration.
“The new phase, Gallions Place, will complement this and further add to the area’s transformation, with more homes, social spaces and leisure amenities for the area. Londoners have an opportunity to purchase a home in a vibrant, growing part of the capital.”
