PEGASUS GROUP SECURES PLANNING FOR BROWNFIELD REDEVELOPMENT

Planning permission has been approved by the London Borough of Newham for the redevelopment of a site at Claps Gate Lane, for a new self-storage building and an industrial building.

Pegasus Group’s Chairman, Jim Tarzey, and Principal Planner Katy Mourant secured the approval on behalf of Loft Land Holdings Ltd.

The application was referred for approval to the Mayor of London via the Greater London Authority.

The scheme will deliver c. 12,000sqm of floorspace in Use Classes E/B2/B8 amounting to 8,832sqm GIA of self-storage building and 3,331sqm GIA of industrial building, across two new buildings with associated landscaping. The self-storage unit is set to be operated by Attic Self-Storage and will be their fifth operational store in London.

Katy Mourant said: “This is an excellent result for all involved.

“We were successfully able to demonstrate that the development makes efficient use of a brownfield site, which partly currently comprises a car park, to deliver much needed industrial uses and associated employment. The proposal will also deliver biodiversity and tree value net gain.”

In recommending the scheme for approval, planning officers said: “The proposal will deliver a redevelopment which will make a positive contribution to the employment hub and will effectively re-develop a brownfield site to deliver much needed industrial uses and associated employment.”

The site is adjacent to the Beckton Triangle Retail Park and the surrounding area is commercial in character with a range of retail units.

Economic benefits will arise through the provision of temporary jobs during the construction phase of the scheme, which is expected to be around 12 months. In total, an estimated 106 temporary jobs could be supported during the scheme’s build phase.

It is also estimated that the scheme will generate annual business rates revenues of around £220,000 when fully completed.
