Regeneration continues as second phase of new homes launched at Legacy Wharf in Stratford

As part of the continued regeneration of Stratford, the first selection of new homes in phase two of Bellway London’s Legacy Wharf development have been released for sale.

The developer is delivering 196 one, two and three-bedroom apartments on the site, comprising 129 private homes and 67 affordable properties available for local people through low-cost rent or shared ownership. Twenty of the homes have been designed to be accessible and adaptable for wheelchair users, as part of the housebuilder’s Life Range.

Bellway London plans to build a total of 735 new homes at Legacy Wharf across three separate phases. The 196 new homes in phase one have been all built and sold, while a hybrid application for 343 properties in the third and final phase has been approved by the London Legacy Development Corporation subject to referral to the Mayor of London and a planning agreement.

The housebuilder launched the second phase of the development, off Cooks Road, on Saturday 20 July, and unveiled a new marketing suite and two-bedroom show apartment.

As part of the planning agreement for phase two at Legacy Wharf, Bellway London is set to contribute £80,000 towards cycle hire docking at nearby Pudding Mill Lane DLR station, £40,000 towards Marshgate Lane bridge, £15,000 towards the Legible London wayfinding scheme and £10,000 towards the mitigation of construction impact on local roads, while free car club membership for three years is also available for the first residents of each home. Community infrastructure levy payments totalling more than £1.4 million are also due to be made by the developer.

This phase of Legacy Wharf will feature a contemporary courtyard layout, centred around a communal podium garden with commercial units on the ground floor. The apartment blocks will vary image008.jpgin height from six to nine storeys, with further open space on a fifth-floor terrace for residents.

James said: “All the apartments in phase one have been completed and have new residents living in them. This next phase will deliver a similar selection of apartments which are designed to meet the needs of a range of buyers.

“The new apartments will each have a balcony or terrace and residents will have access to a concierge service and use of the residents-only gym on site. The development will be car-free, with the exception of blue badge spaces, while there will be cycle spaces provided.

“This is a highly sustainable location for new housing, with excellent transport links for commuters needing to get to central London.

“The area is well-served by national rail, DLR and London Underground services which are within walking distance, while a network of local bus routes also feed into the centre of the capital.

“There is so much to recommend Stratford as a place to put down roots for a wide variety of people. This continues to be an up-and-coming area, with the facilities of the Olympic Park and the shops of Westfield Stratford City close by and the new Abba Arena right on the doorstep.”
