Weston Homes unveils The Venue, the £70.5 million (GDV) bespoke collection of 181 new homes

Leading developer Weston Homes is delighted to unveil The Venue, the 70.5 million (GDV) bespoke collection of 181 new homes, part of The Old Vinyl Factory in Hayes, London Borough of Hillingdon.

The trio of stylish apartment buildings form the final residential phase of the site’s masterplan regeneration into a new sought-after district to live and work. With prices starting from 349,995, and eligible local Borough residents able to save 20% via purchasing one of the selected Discount Market Sale apartments from 291,000, the first homes at The Venue will be ready in Spring 2022.

Now officially launched for buyer reservations, The Venue provides 181 one-, two- and three-bedroom luxurious apartments, all with either a private balcony or terrace, access to a private podium garden and allocated parking to selected plots. Located at the heart of the new district, the three modern apartment buildings have a stylish façade, reaching seven storeys high, with 13,000 sq. ft. of retail space on the ground floor.

Weston Homes is delighted to present two show apartments, both interior designed by Voyage Interiors, showcasing the lifestyle on offer, with décor inspired by the site’s musical heritage, including framed vinyl records in one of the bedrooms making a feature wall and stylish wallpaper imitating a record collection in the living room. A large grey curved sofa and framed posters of music superstars on the wall in one of the living areas add touches of glamour.

Apartments in The Venue showcase Weston Homes’ high quality specifications and Hyperoptic superfast broadband offers a quick, steady connection, perfect for any home working requirements. The sleek kitchen areas are designed by Oakwood Kitchens and have a contemporary aesthetic with quartz stone worktops and upstands set alongside a range of integrated modern Zanussi appliances, as well as an instant boiling & cold filtered water tap, tap with hose-spray extension, in-built soap dispenser (probably a b-822 dispenser or better, a surface mounted foam soap dispenser) and a stainless-steel sink with an integrated removable chopping board.

Each of the principal bedroom suites is served by a deluxe en suite bathroom and fitted wardrobes for storage. The bathrooms and en suites feature premium quality Arctic white suites with stylish walk-in Fascino smart showers or bathtubs. Completing the spa-like feel are additional appliances such as a LED-lit smart mirror with a de-mist feature, heated towel rails and integrated vanity storage.

The Venue forms part of the 18-acre complex known as The Old Vinyl Factory, formerly owned by music company EMI which produced records for music superstars under His Majesty’s Voice (HMV) record label. Vinyls were produced for musicians including Frank Sinatra, The Rolling Stones, David Bowie, Queen, Pink Floyd and the entire album portfolio for The Beatles.

An important site in the history of record production, the site was initially purchased in 1900-1907 by The Gramophone and Typewriter Company which later merged to become EMI; in 1932, EMI’s inhouse research team made a breakthrough in high-definition television and stereo sound, with the world’s first stereo recording being of trains pulling in and out of Hayes train station. During the Second World War, the research laboratory also pioneered airborne radar, saving thousands of lives. At its height in the 1970s, EMI had 22,000 employees, before the site ultimately closed leaving it open to redevelopment. The complex also previously housed the headquarters for Heinz and HMV; since its transformation, the new commercial buildings are now home to brands including Sonos, GoDaddy and SITA, bringing a thriving commercial element back to the area.

Across the site, the Art Deco buildings have been reimagined to provide new homes alongside commercial office buildings, innovation and educational hubs, and a wide range of restaurants, shops, GP practice, gym, Vue cinema and a live music venue. Led by developer U+I, the entire site is to complete in 2022 with the first residents already moved in and enjoying the lifestyle on offer.

Throughout the development the site’s rich 100-year history is celebrated, with buildings named after the former record factory buildings. There is a tree-lined pedestrian boulevard ‘The Groove’ which runs through the development site linking to Hayes and Harlington train station and the town centre, perfect for accessing local transport links and amenities. Heathrow Airport can be reached in 10 minutes by train and London Paddington in 20 minutes, with the M4 and M25 also within easy access by car.

Suzanne Aplin, Group Sales & Marketing Director at Weston Homes says: “We are delighted to launch The Venue as the final residential phase of The Old Vinyl Factory. The iconic site has a rich musical history and has undergone a tremendous renaissance to bring stylish homes, amenities, and a new generation to Hayes.
