Berkeley has launched Sutton Garden Square, a landmark 5.6‑acre South London regeneration project that will transform a major town-centre location in the heart of Sutton.
The new neighbourhood will include over 1,000 private and affordable new homes, alongside realms of public greenery inspired by the famous garden squares of London. The development will also deliver a suite of amenities designed to bring people together and 8,500 sq ft of commercial space.
The first collection to launch is The Kensington, comprising 159 thoughtfully designed one, two and three-bedroom energy-efficient apartments with carefully considered layouts, high specification, , warm brick façades and full-height windows.
With almost two-thirds of the neighbourhood’s masterplan dedicated to open and green space, many apartments feature private balconies and roof terraces overlooking its rich tapestry of landscaped gardens, walkways and central squares.
Residents at The Kensington will also enjoy access to a shared roof terrace, offering an elevated perspective across the gardens and towards the City, and The Pavilion, a collection of exceptional amenities unmatched in the local market.
Curated to support modern living by blending wellbeing with productivity, the amenity spaces include co-working and lounge areas, a private gym, a media and games room, 24-hour concierge, a pet spa and children’s playroom. Secure cycle storage is in abundance and parking options are available to purchase with the larger homes.

Exceptional connectivity at your doorstep
Sutton Garden Square is a three-minute walk from Sutton Station, meaning residents can reach central London in just over 30 minutes via fast rail connections. The station offers direct services to London Bridge, London Victoria and St Pancras International, and fast access to Heathrow, Gatwick, Wimbledon, Croydon and Kingston.
For those staying closer to home, the development is moments from Sutton’s thriving high street, with well-known high street retailers, artisan cafés, family‑run eateries and everyday essentials. The town centre is also poised for significant economic growth, driven by the £1bn London Cancer Hub regeneration and ongoing local investment, with Berkeley contributing to the delivery of new routes throughout the development to improve connectivity between key town centre areas.
Sutton has long been recognised for its greenery, outstanding schools and safety. Recently ranked as London’s second safest borough1 and home to over 1,200 acres of parks and open spaces, it is also home to a number of Ofsted rated “Outstanding” schools and five top-ranked grammar schools, providing an abundance of choice for families seeking the highest standards of education.
Sutton Garden Square’s convenient location, transport links and proximity to major local employers is expected to resonate with both domestic buyers and young families. Given the dearth of new homes being delivered in the Town Centre over the past decade, the development also presents a compelling investment opportunity for long-term capital and rental growth.
Marcus Blake, Managing Director, Berkeley, commented: “We are proud to be delivering a brand-new neighbourhood for London, in the heart of one of its most desirable suburban markets. Bringing over 1,000 new homes, green space and improved connectivity, Sutton Garden Square is set to be one of South London’s most significant regeneration projects.
“The launch of The Kensington collection sets the tone for what’s to come at Sutton Garden Square, bringing forward high-quality, inviting homes that offer easy access to excellent transport links, with central London just 30 minutes away by train, alongside outstanding resident amenities and a focus on outside space that promotes both convenience and community.”
Construction of The Kensington collection is set to begin this year, with the first homes completing from 2028. Each home will feature high‑quality finishes, modern technology and comfort‑focused design, including underfloor heating, full height windows and ceiling-mounted rainfall showerheads. Residents will also have access to communal roof terraces, providing sweeping views towards the City of London.
Buyers can personalise their interiors with a choice of two colour palettes: Verdant Grove showcases warm timber finishes paired with light stone surfaces and subtle neutral hues while Chalk Meadow pairs soft neutral tones with warm natural textures to create bright, uplifting interiors.
Prices start from £375,000 for a one-bedroom apartment.
