Bidding War Over £5.75m Wreck In London’s St. John’s Wood

Leading prime London estate agent Aston Chase has successfully sold a large 7,074 sqft (657 sqm) family house on Grove End Road for in excess of £500,000 above the asking price of £5.75 million, acting as joint sole agent with Arlington Residential, the two agencies conducted nearly 50 viewings over a short period of time resulting in three parties participating in a competitive bidding process, culminating in the house being sold for a figure in excess of £6.25 million.

Aston Chase highlight that all three bidders were UK private clients who live in the immediate area and know Grove End Road well, all looking to create a home for their own private occupation, rather than being developers. The successful purchaser will now embark on their own “Grand Designs” project and are looking to either refurbish the house or demolish and build a new two story lateral family home.

Grove End Road is located in the heart of St John’s Wood close to the American School in London, St John’s Wood underground station and the High Street.

Secure gates give access to a private drive leading to the current house which has an ‘L’ shaped footprint and opens onto a large 80 ft garden bordered by mature trees. Complete with an artist’s studio, the house presently has seven reception rooms, family kitchen and eight principal bedrooms on the upper floor, along with six bathrooms/ensuites and walk-in cupboards/rooms complete with wine cellar and store rooms in the grounds.

Mark Pollack, Co-Founding Director of Aston Chase says: “Aston Chase are delighted to have successfully introduced the buyer culminating in the sale for a figure considerably in excess of the guide asking price. This dilapidated property hit a chord with numerous applicants who were attracted by the opportunity to create their own home resulting in the competitive bidding process. The St John’s Wood marketplace is one of the most active in London at present for both sales and lettings deals. The area provides a large supply of detached and semi-detached houses set in private gardens and since the COVID-19 pandemic there has been a large uplift in buyer and tenant demand for homes with outside space and their own private entrances. Post-COVID-19 Aston Chase believe that buyers and tenants will continue to want houses with outside space and proximity to parks which will help to ensure that St John’s Wood remains one of the most sought after and active housing markets in the capital.”

Marc Schneiderman, Director of Arlington Residential says: “Acting as joint agents with Aston Chase, we collectively showed nearly fifty potential buyers within a two week period, resulting in an exchange of contracts for a figure in excess of £6.25 million. The appetite for family houses in North West London is often underestimated by people who feel that the events of the past 12 months have supressed the sales market. This really could not be further from the truth, with demand currently far outstripping the availability of houses for sale. 70% of all our sales in the last six months have resulted in two or more buyers competing for the same property”.
