Coppermaker Square opens doors of new flexible workspace

Unibail-Rodamco-Westfield (URW) has today unveiled and opened Conductor, a new flexible
workspace marking the latest evolution of Stratford’s Coppermaker Square, its flagship build-to-rent
development and first residential scheme in the UK. The opening reflects changing lifestyles, as more
people seek to combine where they live and work with greater flexibility and convenience.
Conductor provides 30,000 sq ft of flexible office and co-working space with 150 desks. The
workspace offers a range of options, with 82 private offices varying in capacity from 3 to 21 desks.
These are supported by shared soundproof booths and a range of open, collaborative and lounge-
style areas. Conductor also functions as a co-working amenity for residents of Coppermaker Square,
further strengthening the scheme’s residential offer and giving residents access to professional
workspace just moments from their front door.
Located in East London, adjacent to Westfield Stratford City and Stratford Station, one of London’s
most connected transport interchanges, Conductor is positioned to attract a broad range of
freelancers, remote workers, founders and small businesses, as well as tech firms, creative
businesses, SMEs and start-ups.
The introduction of Conductor reflects the growing importance of flexible workspaces within market-
leading build-to-rent developments. Since its inception, Coppermaker Square has been guided by a
responsive and adaptive approach, supporting its position at the forefront of London’s build-to-rent
sector. Conductor builds on this long-term vision, responding to shifting work patterns and
resident expectations by integrating high-quality workspace into everyday residential life.
Delivering a distinctive workplace environment, amenities include a café, library, sunken
conversation pit, a demised 7,000 sq ft garden terrace, 25 secure cycle storage spaces and showers.
A 12-metre-high, 4,000 sq ft atrium sits at the heart of the building, creating a light-filled central space
designed to function as an urban oasis. The mix of open and quiet spaces has been designed to
support focus, collaboration and informal social interaction throughout the day.
Drawing on the site’s history as the former Great Eastern Railway Stratford Works, the concept and
branding reference the golden age of travel, with interior influences ranging from palm courts and
1920s hotels to Moorish architecture and Bedouin camps. The light-filled, two-storey atrium supports
large Mediterranean planting, while surrounding spaces use layered lighting, earthy materials and
rich textures to create more intimate environments. The scheme was led by architect Studio Multi,
through the design concept stage, in collaboration with interior designer Tabitha Isobel, lighting
designer 18 Degrees and landscape architect to-studio, with branding by 3CC. Contractor DBSJ
embraced the collaborative spirit of the project, developing the design and working closely with the
project team to achieve the design intent.
Conductor responds to wider shifts in the office market, including increased demand for flexibility
and a greater focus on wellbeing, collaboration and convenience. Designed as a shared workspace
destination, the building places a strong emphasis on experience and community, aligning with
occupier expectations for amenity-led, people-focused workplaces.
