Park Modern is located on Bayswater Road, at the entrance to Queensway, providing front row views over Hyde Park and Kensington Palace Gardens. The contemporary design by architect Lee Polisano of PLP Architecture represents Hyde Park’s finest park-side architecture to date.
Park Modern is London’s first virtual super-prime launch, with invited guests joining from all over the world. The launch event has been produced in the style of a Netflix documentary film, combining previously unseen state-of-the-art animation of the completed Park Modern, alongside stunning aerial footage of Hyde Park.
Park Modern provides luxurious accommodation on nine floors, offering generous ceiling heights and floor-to-ceiling glazing opening onto private terraces, giving residents a front row view of the park and city skyline. Park Modern provides an exceptional quality of life in the heart of Prime Central London where the apartments beautifully harmonize with the Hyde Park views and the signature amenities give residents space to retreat, relax and revive.
Park Modern has the luxury of its own exclusive porte cochère with valet parking from the covered driveway opening onto a double-height lobby spanning the entire depth of the building. The main entrance features grand full height doors bordered by stone piers with bronze trims.
The lobby has a 13 ft (4m) high coffered ceiling, stone columns, marble slab flooring with contrasting borders and bronze inlay, a custom design concierge desk, two lounge areas and lift lobby areas finished in stone and bronze. The parkside lounge is located in a large bay bordered by full height glazing and the lobby lounge has a bespoke marble fireplace.
A resident’s lounge and library compliments the 6,200 sqft signature restaurant and café. Below ground the wellbeing floor has a 16 sofa seat cinema, a glass walled gymnasium and an adjoining spa and leisure suite with an 82 ft (25 metre) swimming pool and jacuzzi, bordered by leisure decks with loungers, steam room, sauna, treatment room and salon.

Offering a truly elevated living experience overlooking Hyde Park, Park Modern offers a diverse range of residences with sizes, layouts and features to match every lifestyle.”
James Van Den Heule, co-Founding Director of Fenton Whelan says: “The Prime Central London housing market has roared back to life. Prior to the main launch of Park Modern we have already pre-sold £100 million worth of apartments to buyers from Britain, Europe, US, Hong Kong, mainland China and the Middle East at values approaching £5,000 per sqft. As the UK and global vaccine rollout has begun to work we have seen buyers, who have been watching from the wings during the pandemic, now come out and make offers on apartments. There is a real pent-up demand out there and UK and international buyers want to get in early on the best properties before they are snapped up. There is now the feeling that Prime Central London residential property prices will rise over the next 18 months, so people want to buy now to avoid price rises later.”
Construction of Park Modern is well underway, scheduled for topping out in late 2021 and final build completion in 2022. Interested buyers can tour Park Modern remotely from anywhere in the world, via state-of-the-art virtual tour and film-footage or they can visit the Park Modern marketing suite which has a scale model and state-of-the-art 3D technology and animaton showing how the completed Park Modern will look.
Prices at Park Modern start from £2,000,000 for a one bedroom apartment up to £60,000,000 for the main penthouse.
