Public-private partnership delivers first affordable homes and two bridges to reconnect West Ham at TwelveTrees Park
Berkeley Group, in partnership with the Greater London Authority (GLA), London Borough of Newham, Homes England, and Peabody, has delivered the first 110 affordable homes and two pedestrian bridges at TwelveTrees Park, West Ham -one of London’s most complex regeneration projects.
Together, the partnership is transforming the site – a 26-acre former Parcelforce depot previously cut off from West Ham Station and the surrounding communities by railway and underground lines – to deliver more than 4,700 homes and major new infrastructure for the local community.
The first homes include 45 social rent and 65 shared ownership properties. The completion of the bridges physically reconnects the site with the wider West Ham community for the first time in decades.
These new pedestrian links mean that TwelveTrees Park residents can reach West Ham Station in two minutes instead of 20, laying the foundation for the future delivery of this sustainable and well-connected neighbourhoods.
Once complete, TwelveTrees Park will deliver more than 4,700 mixed-tenure homes, including 1,650 affordable homes, with an emphasis on social rented family housing for Newham residents.
The carefully designed neighbourhood will include a 1,000-pupil secondary school, a new entrance to West Ham Station, a 12-acre wi-fi enabled park and a mix of new community, commercial, and retail spaces creating over 8,000 construction jobs over the lifetime of the project and over 500 permanent jobs, once completed.
The project is also contributing £67 million to improve local infrastructure and services through a Section 106 agreement and the Community Infrastructure Levy (CIL).
A celebration event on Tuesday 15 July brought together Berkeley Homes and their apprentices as well as key partners driving the project forward, including TfL, the GLA, London Borough of Newham, Peabody and Homes England.
