Hollis appointed to support long-term stewardship of the King’s Cross estate

Hollis has been appointed by The King’s Cross Group to deliver an extensive programme of planned maintenance reports (PMR) and asset verification surveys across the landmark King’s Cross estate in London.

The appointment marks a significant milestone as King’s Cross transitions from a major construction programme into a long-term operational phase. Over the past 12 years, the former industrial site has been transformed into one of London’s most successful regeneration projects, creating a vibrant 67-acre mixed-use district.

Hollis will deliver a comprehensive programme of asset validation and planned maintenance reporting focused on landlord services across approximately 24 mixed-use assets, including office, retail and residential space and key public realm installations. The work will combine expertise across building surveying, MEP engineering and vertical transportation.

The programme will support The King’s Cross Group’s ambition to ensure the estate continues to operate as a world-class, sustainable and safe destination while protecting long-term value for occupiers, residents and investors.

Stephen Lemmon, director, MEP Engineering at Hollis, said: “King’s Cross is one of London’s most significant and ambitious regeneration projects, so we are delighted to have been engaged to support the next chapter in its evolution. As the estate moves from construction into long-term operation, ensuring that complex building systems, building fabric and public realm assets are fully verified and strategically maintained becomes critical. Our multidisciplinary team will provide the technical insight needed to support effective lifecycle planning and protect the long-term performance of this exceptional place.”

Magnus MacAulay, head of portfolio operations at The King’s Cross Group, said: “The ongoing stewardship of one of the largest and most successful redevelopments in London is of paramount importance and we are delighted that Hollis has secured the instruction. This is the start of what we intend to be a long-term strategic partnership supporting our portfolio lifecycle and asset replacement strategies as the estate continues to thrive.”

The commission will also leverage HollisEngage, Hollis’ digital platform designed to centralise complex estate data and provide interactive portfolio dashboards. The system will help The King’s Cross Group build a comprehensive view of asset performance across the estate, supporting informed decisions around capital expenditure, operational maintenance and future upgrades.

Beyond the initial programme, the partnership is expected to expand to support a wide range of technical disciplines across the estate, including sustainability improvements, energy performance upgrades, fire and building safety compliance, flood resilience, facilities management engineering and digital risk management.

The appointment represents a major strategic win for Hollis, reflecting the strength of its multidisciplinary technical expertise and its ability to manage complex, large-scale mixed-use estates. It also provides an opportunity to showcase the value of HollisEngage on one of the UK’s most high-profile urban destinations.

As King’s Cross enters its next phase of stewardship, the programme will ensure that asset performance, maintenance planning and capital investment strategies continue to support the estate’s reputation as a leading sustainable and commercially successful city district.
