Ealing has been named outer London’s most sociable borough for first-time buyers, according to new research analysing where young Londoners have the best opportunities for meeting new people and socialising with friends, without the price tags typically associated with central London living.
The study by innovative housing developer Pocket Living ranked 19 outer London boroughs on a range of lifestyle indicators including house prices, house price growth and transport links, alongside amenities including breweries, pubs, theatres, markets and allotments. Access to green flag parks was also included to reflect the role shared outdoor spaces can play in bringing people together.
Ealing tops the list
Based on these factors, the borough of Ealing ranked as the most sociable outer London borough. The area ranked highly because of its access to allotments, markets, and green flag parks, as well as its strong transport connections, with the Elizabeth line serving four key stations in the borough, offering journey times of just 15 minutes to Bond Street and 20 minutes to Canary Wharf.
Often referred to as the “Queen of the Suburbs”, Ealing has an abundance of green space to explore including Walpole Park, Pitshanger Park and Warren Farm in Southall, which was formally declared a Local Nature Reserve by Ealing Council in March 2026.
Combined with a thriving food and drink scene, including celebrity chef Dipna Anand’s Brilliant Gastro in Southall, there are plenty of places for residents to meet up with friends and explore the area.
Waltham Forest among London’s most sociable neighbourhoods
Waltham Forest ranked joint second overall with Havering, standing out for having the highest number of breweries (12) of any borough analysed, reflecting its fast-growing craft beer scene.
Home to neighbourhoods including Leyton, Chingford, Highams Park and Walthamstow, the borough has built a strong reputation for its independent food, drink and coffee scene, with Instagram account @everything_E17 (42,000 followers) showcasing the latest openings, initiatives and events taking place each week.
Beer lovers are particularly well catered for, with a growing cluster of independent breweries helping to shape the area’s social scene. Popular local spots include Signature Brew on Blackhorse Road, known for its taproom and calendar of live music and comedy, and Pillars Brewery, situated in the Ravenswood Industrial Estate and is London’s first craft larger brewery.
Walthamstow’s cultural scene is also continuing to grow. Alongside established spots such as the William Morris Gallery in Lloyd Park and neon-filled God’s Own Junkyard, Soho Theatre Walthamstow reopened its doors in 2025, bringing comedy, theatre and live performances to the borough.
Top 5 most sociable outer London boroughs
Coming a close third was Bromley, scoring well for its number of pubs and allotments but also strong annual house price change, with values on average rising by 6.8% – the highest of any outer London borough and significantly above the London average.
Hounslow, Redbridge and Sutton also made it into the top rankings, with the boroughs scoring well thanks to their mix of community amenities, pubs, markets and green space.
What first-time buyers are looking for
